A few weeks ago the Nestrs team, Welcome Home 614 Real Estate (our flip partner, Jenn), Fund that Flip (our lender), and Your Property Caregivers (our contractor) all threw an open house at #betsy614!!!
It’s More Than Just a House Flip
You know we’re big into marketing. And not the kind of marketing where we just sell what we create. We want our audience to be invested in the story and the journey. Which is why we created a hashtag for Besty, #betsy614, and talk about the project all the time on Instagram.
For this event, we wanted to create a space where people could come see a flip in progress, ask questions to realtors, learn about design layouts and renovations, talk to lenders and network with others in the real estate industry.
We were even hoping to get an interested buyer or two through the doors…
With realtors, investors, lenders, and contractors combined at the event, whoever came was bound to get their questions answered or meet someone ew who could help them in some way!
Most Asked Questions At The Event…
If you invite the community into your flip mid renovation expect a ton of questions.
Since we didn’t even have drywall up yet we decided to post boards that would outline what materials we would be using (you can see them at the end of the post!). We also made sure there would be enough people on deck to give our guests a tour.
The most popular questions asked were:
- What are we going to price it at?
- When will it be done?
- How were you able to see past the exterior to know it was a good deal?
Here is Why You Need an Open House Mid Flip
1. Confidence in Pricing
We had an offer!!!! A great offer at that. When we first started this project we were thinking we would list the home at $250K. However after looking at comparables in the area we quickly learned that we were looking more like $285K+
And the offer that came through proved that.
“Can We Customize It?”
The potential buyer did want to make a few changes to the material selections. While we were happy to accommodate their requests if we could we already had the design in place and supplies already purchased.
We were also nervous we wouldn’t have the time to go back and forth with the buyer if they continued to be inspired to make the house exactly as they wanted it.
You know how much we hate disappointing people.
So, while we didn’t come to an agreement with the potential buyer we knew we would be in good shape by the time the house would hit the market.
2. Brand Recognition
This open house was great for brand recognition. For us, everyone who came and saw the event on our social media now knows that we style and design spaces, flip houses, are Airbnb hosts, and also consult on a variety of topics. The event was a win-win for everyone partnering on this flip. We were all able to make new relationships.
3. Vendor Spotlight
It gave brands, vendors, and contractors we are working with a spotlight which is great for relationships. Madtree Brewing, a local brewery, sponsored amazing craft beer. Fund That Flip, our lender, brought champagne to share. Everyone had their business cards out and plenty of people were inquiring about their services!
We also had a chance to spotlight all of the amazing materials we’ll be outfitting Betsy with, specifically Delta Faucet! We love their products and have used tem i many of our other projects. We’re excited to go matte black with all the Delta fixtures! What’s even more fun is they’re sponsoring all of the matte black plumbing fixtures in #betsy614! To have such a fun brand believe in this epic transformation is pretty awesome. We’ve got all of the products linked below!

When Will #Betsy614 be done?
It’s no secret that we’re way behind schedule. Like with most renovations, we’ve hit some bumps in the road. As I write this post we’re wrapping up plumbing and electrical so dry wall can go up! And THAT’S when transformation starts happening! You’ll just have to stay tuned right here on Nestrs.com!
